About ClearPath Guides

ClearPath Guides offers free mortgage calculators and plain-language guides to help people in the United States understand the numbers behind buying and financing a home.

What ClearPath Guides does

Buying a home involves a lot of unfamiliar terms and a lot of math. ClearPath Guides tries to make both easier to work through. The site has two parts:

  • Free calculators for estimating a monthly mortgage payment, how much home a budget might support, your debt-to-income ratio, how long a refinance takes to pay for itself, and how a loan balance is paid down over time.
  • Plain-language guides that explain how mortgages work — how payments are calculated, what amortization means, how lenders look at debt-to-income ratio, how fixed-rate and adjustable-rate loans differ, and what to prepare before you apply.

The goal is to help you ask better questions, compare options with clearer expectations, and walk into conversations with lenders and other professionals better prepared.

What we are not

ClearPath Guides is an independent informational website. It is important to be clear about what that means:

  • We are not a lender, mortgage broker, or loan originator, and we do not make, arrange, or approve loans.
  • We are not lawyers, tax professionals, or licensed financial advisers, and nothing on this site is personalized advice.
  • We do not take loan applications and do not ask for your financial details.
  • We do not sell or share leads. Using a calculator here does not put you on anyone's contact list.

Actual rates, fees, and loan terms come only from lenders, based on your full application. For details, read our Financial and Information Disclaimer.

How our calculators work

Every calculator on ClearPath Guides runs entirely in your web browser. The numbers you type are not sent to us or to any server, are not saved, and disappear when you close or reload the page. If a calculator offers a CSV download, that file is created on your own device by your browser.

The calculators use standard, widely published formulas, such as the fixed-rate amortization formula. Results are estimates based on the inputs you provide; they do not include every cost a real loan may carry, and they cannot predict what a lender will offer you.

Who runs this site

ClearPath Guides is created and run by Muhammad Usama, based in Islamabad, Pakistan. I research and write about personal finance, and I started this site to explain mortgages in plain language.

I'm not a lender, mortgage broker, or licensed financial adviser. I research each topic using official U.S. sources such as the Consumer Financial Protection Bureau, check every calculation and example before publishing, and correct mistakes when readers point them out. You can read how in our Editorial Policy, or reach me through the Contact page.

Where the site is going

Mortgages and home buying are our starting point. Over time, we plan to add related topics that homeowners often face, such as general information about homeowners and other insurance, and general (non-advice) information about legal topics connected to buying and owning a home. New sections will follow the same approach: clear explanations, cited sources, and no personalized advice.
